Ela Beach Paradise commenced construction on October 2014 and completed October 2016. The project was completed within the planned two years period.

 

Introduction

Ela Beach Paradise is a residential development completed by PLP Development Ltd. Ela Beach Paradise was envisioned to become one of the prominent landmark in Town. It was developed with the 4 collaboration of internationally recognized team of designer and put into reality by one of internationally known building contractor. The property is in an excellent location in the heart of down town and it was great to be within walking distance of the popular Ela Beach area. It is within the proximity of Ela Beach Hotel, the APEC House as well shopping, restaurants, luxurious hotels, banks as well as schools.

 

The development consist of two separate residential blocks each having three storey and five storey respectively. Building 1 as the frontage building at the lower level had one level of parking level to accommodate its tenants. Building 2 as the back building had two level of parking. Level parking share the space for utilities such as swimming pool pump room, electrical room as well as fire services. The Site

The site is located on Section 1, Allotment 1, Granville, Port Moresby, National Capital District. It is accessed through main road at Ela Beach Road and entrace gates along Durville Street and Chesterfiled Street. The total site area is 2,022.06 square meters.

As the property abuts several existing commercial and residential lots, utilities such as electricity and water tapping points are accessible and available

DESIGN CONCEPT

The proposed development is planned to provide functional and high-quality residential apartment buildings which will complement the vicinity of the seaside of Ela Beach Area. It is also envisioned to provide the apartment owners an exclusive and spectacular view of the ocean.

Building had a total of 32 units ranging from three bedroom units and four bedroom units. Three bedroom units had a total of 16 units while the 4 bedroom units has a total of 16 units.

All units are finished with light wall colours that creates a vibrant look. Spacious floor area is taken into consideration in design for well balance living. All bedrooms are fitted with queen size beds , air conditioning and TV and extends to the living and dining where all furnishings are inculcated in the design and aesthetics of the interior.

The building structural frame shall be a combination of structural steel and reinforced conrete and the exterior skin shall be load bearing concrete blocks.

In order to bring the exterior environment into the building, there is extensive use of glass on powder coated aluminium frames.

 

VEHICLE PARKING & UTILITY SERVICES

Both building will provide secured parking which are accessible from the adjacent roads. Building 1 has available of 24 parking units at its basement level. Parking entrance is accessible through Durville Street. Building 2 has 2 levels of parking at basement and ground floor. Building 2 parking has a total capacity of 122 parking units and building gate entrance is accessible through Chesterfield Street.

Domestic water tank, fire reserves and other mechanical components are located in the building’s basement and a standby generator for power backup.

LANDSCAPING

The site development make use of the natural sloping terrain of the site. An exclusive pool and barbeque area is located between the building blocks.

Shrubs and small tress are planted around the buildings blocks as well as in the barbeque area. This give a natural feel as well as greenery while relaxing and basking in the natural light.

 

PROJECT DESCRIPTIONS

Ela Beach Paradise has a construction area of 6,204.91 square meters. The Building 1 has 3 levels of residential and each level has 4 units of 3 bedrooms and 4 bedrooms.

 
 
 
 

The Building 2 has 5 level of residential and each level has 4 units of 3 bedrooms and 4 bedrooms unit. A Lift is on service for both buildings for all unit levels to parking levels.
