INTRODUCTION
Lot 25 Office Development or simply known as Twin Tower is a project developed by Jurudaya JV Phoenix Limited.
Twin Tower is a multi-use development and will be a major presence in skyline of Port Moresby, Papua New Guinea, which is to be a leading contemporary landmark in its economic prosperity. The property is located in proximity with all major government offices; embassies and prominent landmarks in the nation’s capital. It is situated around the vicinity of The Parliament, Australian, Japanese and Chinese Embassies as well as the Vision City Megamall.
The development consist of two separate commercial blocks each having 12 storey. There will be a 10 storey of commercial space level and 1 level for parking and ground floor level will be the main lobby area, reception, services rooms, equipment room and usable office spaces.
The site also has large open space between building block to enhance natural surroundings, a garden court and spacious outdoor parking.
Project was completed in December 2022.
THE SITE
The site is located on Section 278, Allotment 25, Hohola, Port Moresby, National Cpaital District. It is accessed through John Guise Drive. The total site area is 0.805 hectare.
As the property abuts several existing commercial lots, utilities such as electricity and water tapping points are accessible.
OUR BUILDING DESIGN CONCEPT
Twin Tower Complex is a multi-use development and will be a major presence in skyline of Port Moresby, Papua New Guinea, which is to be a leading contemporary landmark in its economic prosperity.
From the standpoint of appearances and aesthetics, no efforts or details have been spared to ensure optimization of quality complemented with maximization of efficiencies. Leading systems in the towers will be the use of state-of-the art lighting throughout the entire building and premises.
The majestic 12-storey office towers including basement parking and ground floor will be glazed with glass windows to have an uninterrupted view of the city. Each of the first to eight floors will have a construction floor space of 780.49 square meters, while the ninth and tenth floor will have an 815.75 square meters of space and parking area space of 2,166.50 square meters. The ground floor will accommodate the lobby area, reception, services rooms, equipment room and usable office spaces. There is a full provision of a CCTV system to monitor security as well as an access control system will be integrated for every critical entry points within the buildings.
These large, spacious office plates offer excellent opportunities for a wide variety of efficient office layouts of all sizes leading to efficient and highly productive uninterrupted office operations. There will be four lifts in each tower to provide expedient access to the low and high zones of the building with the state of the art vertical transportation technology.
The Two Tower provides a multi-use building with large parking capacity and connected by garden elements that provide a dynamic addition to Port Moresby booming landscape. In connecting with the city and general public, the design can be usable for government sector.
VEHICLE PARKING & UTILITY SERVICES
Motor vehicle parking is provided in the basement level of each building for building tenants as well an outdoor parking for building clients.
Both building will provide secured parking which are interconnected at basement level. The basement parking area with ramp will be a common entry and exit point as well as maximizing access while providing a secured area and easy access to both building as they are interconnected underground. The design will give ease and efficiency of access for tenants to both towers.
An outdoor parking is provided for building clients which can accommodate a total of 183 cars while basement car park has a capacity of 38 cars. The whole premises can service up to 221 cars at its full capacity. There is 1 slot for commercial vehicle parking.
Domestic water tank, fire reserves, generator system and other mechanical components are located in the building’s basement.
LANDSCAPING
The site development is planned to make use of the natural sloping terrain of the site. Planter boxes, foot paths and access roads is integrated carefully to the site to maximize the site’s natural feature.
Trees with be planted around the buildings blocks and driveway lighting shall be installed to provide security at night.
PROJECT DETAILS AND DESCRIPTIONS
Twin Towers has a total land area of 8,050 square meters of space. The total construction area to cover the project is at 19,749.26 square meters.
With these total construction areas, the office towers will have an area of 8,746.20 each. The basement car park has a construction area of 1,893.01 square meters, while the basement equipment will have a total area of 343.85 square meters. The balance area of 20 square meters will fall for other areas such as the Guardhouse, etc.
Twin Towers will have at first to eight floors a construction floor space of 780.49 square meters each level, while the ninth and tenth floor will have an 815.75 square meters of space each.
